What is lease guarantee service?

The lease guarantee service is a program in which Orico Forrent Insure acts as a joint and several guarantor for tenants who have no lease guarantor.

Lease guarantee process flow

Orico Forrent Insure becomes the guarantor for those who have no guarantor, or those whose parents are advanced in age and cannot become guarantors, to help them rent rooms smoothly.

Flow from application to guarantee agreement

Applications for our lease guarantee service are accepted by partner real estate companies nationwide.

  1. Fill out and submit necessary paperwork

    At a real estate and property management company, please fill out the required items in the prescribed application form and submit it, along with the following paperwork, at the time of application.

    • Guarantee Entrustment Application Form
    • Consent Form
    • ID verification document
  2. Screening by real estate and property management company

    Your application will undergo the prescribed screening process. The screening result will be notified to the real estate company.
    * Please note that your application may be refused as a result of the screening. We do not answer any inquiries related to the screening.

  3. Guarantee agreement

    After you have filled in the required items in the prescribed written agreement and affixed your seal, you will pay the initial guarantee fee.
    The agreement is executed as soon as we have confirmed receipt of the prescribed written agreement and deposit of the initial guarantee fee.
    * A renewal guarantee fee must be paid for each subsequent guarantee period under the agreement.
    * The guarantee fee will not be refunded even if you terminate the agreement during the guarantee period.

From guarantee agreement to rent payment

Thank you for using Orico Forrent Insure’s lease guarantee service.
We ask tenants to complete procedures and confirm as follows to ensure smoother payment of the initial rent following the execution of agreement.

  1. Account-to-account transfer is convenient for payment of rent

    Rent will be paid by account-to-account transfer. Payment date is the 27th of each month.

    * If the 27th falls on a financial institution’s holiday, then the payment date is the following business day.

    • The rent, etc. paid for applies to the following month’s rent, etc.
      (e.g. Account-to-account transfer on January 27→February’s rent, etc.)
    • If you would like to change the method of payment to bank transfer, the contracting party can contact the inquiry desk at the number below.

    • How will the rent debit be recorded on my passbook?

      A It will depend on the financial institution. It will contain words to the following effect:

    • Is it possible to change the payment date?

      Rent is debited on the 27th. The debit day unfortunately cannot be changed.

  2. Registration of transfer account

    The transfer account may be registered online.

    * As applications are filed with financial institutions, some time is needed until account-to-account transfer can begin.

    To tenants wishing to register online

    You can apply for account-to-account transfer from a smartphone or a PC, 24 hours a day, without needing a bank seal.

    * The authorization number is needed to register.

    * If registration is completed between the 1st and the 10th of the month, rent will be debited on the 27th of the same month.

    To tenants wishing to register by paper

    We will send you the account-to-account transfer registration form.
    The contracting party can contact the inquiry desk at the number below.

    * If the registration form is returned to us by the 20th, rent will be debited on the 27th of the following month.

    NoteAs a general rule, only a transfer account in the name of the contracting party is accepted.

    • It is stated that, as a general rule, only a transfer account in the name of the contracting party is accepted. Does that mean you can’t change the name to that of the tenant or other people?

  3. Payment method until the account-to-account transfer application is processed

    Please use the Convenience Store Payment Slip to make payments until the account-to-account transfer application is processed.

    * If the rent, etc. is over 300,000 yen, bank transfer will be the method of payment.

    • The Convenience Store Payment Slip will be sent to the contracting party.
    • If the account-to-account transfer application is not processed within a certain timeframe, bank transfer will be the acceptable method of payment.

    NoteThe above payment slip will not be delivered to you if you have not submitted a relocation or forwarding form to the post office.

    To tenants who have not submitted a relocation form to the post office

    • Do you send the Convenience Store Payment Slip to addresses other than the covered property?

      We do not send to destinations other than the place of residence of the contracting party (property or contracting party’s address).

  • On what day is the rent debited from my account?

    A The rent is debited on the 27th of each month. If the 27th falls on a weekend or public holiday, the rent is debited on the following business day of the financial institution.

  • My account did not have enough balance on debit day. Do you have a system for re-debit?

    We do not re-debit. Please call 0570-030-223 regarding the payment method.

  • Can I pay the rent with my credit card?

    A We are sorry, we do not accept credit cards.
